"Decent in most respects; dirty shower floor"

Stayed at this location over the weekend. I got the back story that this was to be a Best Western but it didn't make the grade, and the roof on 3rd floor had fallen in. Everything was fixed and the motel had been open for 18 days when we checked in. For the most part, we got a decent room, but when you see a dirty shower floor, you start to question other things. Since this may be the best Mathis has to offer, it may be the only game in town. The place smelled like paint and newly laid carpet, and the complimentary breakfast setup seemed nice, although we didn't eat there, but chose to eat at a taqueria down the street, but our friends ate there and made their own waffles. It's at the intersection where the highway goes to Corpus Christi and when we arrived, there was a police car out front. That alone didn't look good. The TVs are very small and we didn't get a TV-conversion chart and had to go down to the front desk to get one. These things are not critical, but they are annoying and that's why I can't give the place more than a 3.
Recently booked two rooms for two nights each. One of them was to be a two-room suite and the other a single. We checked in, got our keys and went to our rooms to find that the suite had not been cleaned. Linens were strewn everywhere, the bathroom was unclean, the beds were littered with crumbs, the TV was blaring and trash was scattered across the dresser and night stand. While the suite had two rooms only one of them had a TV and air conditioning. The folks at the front desk thought it had been cleaned and housekeeping said it hadn't been assigned for cleaning. Rather than wait for the extended period necessary for them to clean the room, we agreed to move to a single room with two beds.
There were no TV listings in the rooms. For some reason they're kept in a stack near the breakfast area next to the lobby. Once you find that out, it's necessary to get one, then go through all the channels and manually correct the listing.
On day two, the elevator was out of service most of the day. Thankfully we were only on the second floor.
Coffee in the breakfast area comes from a machine that produces a weak and odd tasting brew. If you put a premium on good coffee in the morning, recommend you run across the highway to McDonalds. We did.
Do-Not-Disturb signs are not routinely placed in the rooms. If your room doesn't have one, you'll need to hunt down the housekeeping folks to get one. The first time I tried to get one the attendant at the front desk was on the phone and not to be disturbed. As I waited, another employee walked directly between me and the front desk and began talking with the employee that was on the phone. I gave up on being recognized as a customer in need and chased down housekeeping later.
When our room was cleaned on the second morning, the empty Kleenex box in the bathroom wasn't replaced. Once again we had to hunt someone down to get a replacement box.
Now the good news. The staff is very friendly and more than willing to help when you can get their attention. The breakfast offering is limited, but decent (except the coffee). The overall facility is generally clean and it's by far the cleanest in town.
